Agreement for Service Fees 

Regarding our service fees

After completing the application process, LandHousing will issue an invoice for the accommodation agent fee (service fee) according to the following rates:
1. For stay period of less than 90 days: The agent fee is equivalent to half a month’s rent, with a minimum charge starting at 35,000 JPY. After completing the application process, LandHousing will issue an invoice for the accommodation agent fee (service fee) according to the following rates: Standard agency fee: Equivalent to 1 month’s rent + consumption tax (unless specified otherwise as a repeater)

2. For stay period of 90 days or more: The agent fee is equivalent to one month’s rent. This agreement ensures clear understanding of the fees associated with booking share houses or monthly mansions through LandHousing.

Regarding the application process in case of monthly mansion/share house

For some monthly mansion/share house, once a customer submits an application, the management company will request to directly contact the customers/tenants via email or other communication channels without intermediaries.
Please note that most room management companies in Japan primarily communicate in Japanese. However, after submitting an application, customers may forward the details from the room management company via emails or LINE messages to LandHousing for assistance with translation and Japanese communication, including content translation and reply.

Consent to Collect, Use, and Disclose Personal Data (PDPA Consent)

I acknowledge and consent to LandHousing co.,Ltd collecting, using, and disclosing my personal data for the purposes stated below.

1. My personal data will only be used for screening process, contacting, applying for services, providing services (telephone, internet, gas, property-related), sending news and promotional offers. The data will be provided to the property management company and guarantor company.
2. In the case of providing information related to a third party (emergency contact information), the discloser must have received consent from the data owner.
3. Allow Landhousing to contact and notify about news and information.
4. When the transaction is completed, the Landhousing Company will destroy copies of important documents of the information provider, such as various identity verification documents, past account statements, etc. within 30 days after the contract is completed.

Agreement for Renting a Property Without a physical viewing

1. I confirm that I have been provided with all necessary documentation, descriptions, and photographs of the property.
2. I fully understand the condition of the property as it has been described and handed over to me.
3. I accept any risks associated with agreeing to rent the property without an in-person inspection.
4. I agree that, should any discrepancies arise regarding the property’s condition, I will not hold LandHousing Co., Ltd. liable, as I have chosen to forgo the opportunity for a physical viewing.
5. In the event that the lease agreement for the aforementioned property is terminated or canceled after the start date of contract has been decided, I hereby agree to bear full responsibility for any associated costs, including the key replacement fee (should the property management company have replaced the keys), the contract document preparation fee (if applicable), and any accrued daily rental charges from the lease start date.

Remarks tenants should note

⚠ Japanese rental properties (for 2-year contracts such as mansions/apartments)
Most units do not come with light fixtures or curtains.
Please be aware that tenants are required to prepare an additional budget and purchase these items on their own.

⚠ Regarding properties advertised as “Free Internet”, there are generally three possible types of internet availability.
Tenants are strongly advised to confirm the details with the property management company during the contract process.
① Wi-Fi-ready unit (internet signal available)
Please check at the property whether a Wi-Fi router is already installed in the room.
If not, the tenant must purchase, install, and remove the router at their own expense when moving out.
② Internet service requires a new application
The tenant must apply online or by phone to an internet service provider (e.g. J:COM) to schedule an installation appointment and complete the signal setting.
③ Wi-Fi available but activation required after move-in
Internet service is available, but the tenant must register or call to activate the service after the move-in date.
The tenant is also responsible for preparing their own LAN cable and/or Wi-Fi router.

⚠ Regarding Room Keys
The number of keys provided may vary depending on each property. Some rooms may come with only one set of keys.
In principle, additional keys may not be provided. In some cases, extra keys may be arranged subject to additional charges as determined by the landlord or property owner.
Please kindly confirm in advance or check with our staff before making a reservation or signing the contract.

Scope of Work 

a. Initial Consultation & Requirement Assessment:
→ Conduct consultation to understand the client’s purpose of stay (study, work, training) and initial costs

b. Property Search & Proposal:
→Search for suitable rental properties that accept foreign tenants
→Provide property options with information

c. Property Viewings (Online & On-site): We could support only Tokyo and some supported areas in Saitama, Chiba, Kanagawa.

d. Rental Application & Screening Support:
→ Assist clients in preparing rental application documents (e.g., student ID, work contract, residence card, income proof)
→ Coordinate with property managers while applying

e. Lease Contract & Explanation:
→ Provide a clear explanation of contract terms (in English/Japanese) including duration, renewal, penalties, cancellation terms, obligations under Japanese law
→ Arrange interpretation services if needed
→ Support contract signing process and document submission with property manager

f. Move-in Support: Provide guidance on setting up utilities for only first time (electricity, gas, water) and can introduce the tenant to the internet provider.

Remark

→ The agent is not responsible for visa application or immigration matters
→ Legal disputes between tenant and landlord after the contract is signed and matters regarding building management are outside the agent’s scope
→ Post-Move Assistance (e.g. fixing broken facilities, moving out, reporting troubles to the building managers)
We may assist the client in drafting your inquiry contacting the property manager for maintenance or repair issues after move-in.
This service is not included in the standard agency fee and scope and may incur additional charges.
→ In case that customers would like to change time of turning on utilities due to the tenant’s absence/convenience, there may incur additional charges.
